Design Fee Structure:

Our design fees are determined at the project’s outset, with two payment options available: a fixed fee or an hourly fee accompanied by an estimated number of hours needed for completion. The total fee is then allocated to individual project phases either as a percentage of the total fee for fixed fee projects or as an estimated number of hours per phase for hourly fee projects. This transparent approach ensures clarity about the design fee from the project’s inception, helping to prevent unexpected costs down the line.

Interior Design & Architecture Consultation Services: (Long term commitment)

A. Interior Consultation :

Comprehensive Interior Design for the Entire Home:

  • Site Evaluation and assessment.
  • Site Measurement and digitalising it in AutoCAD
  • Interior Design – space planning and volumetric study.
  • Interior conceptual design in layouts and visuals
  • Design of millwork and case goods
  • Selection of materials, equipment and other interior related elements.
  • Preliminary bill of quantities and budget.
  • Integration of all Engineering services like Electrical, Plumbing, HVAC, etc.
  • Review of shop drawings
  • Periodic inspection and evaluation of works at site.
  • Quality Check
  • Coordination of site meetings

Cost: For a flat, the average 3bhk (around 1500-2500 sft) ranges from ₹6,00,000 to ₹7,00,000 + (varies based on project size and complexity). Typically a percentage of the total project cost (e.g., 15% to 20%).

 

B: Architectural Design

  • Conceptual Design Development:

    • Collaborative brainstorming sessions to understand client vision and project objectives.
    • Creation of initial design concepts and mood boards to capture desired aesthetics and functionality.
    • Iterative refinement of concepts based on client feedback and feasibility assessments.
  • Detailed Architectural Drawings:

    • Preparation of comprehensive floor plans, elevations, and sections to depict spatial layout and building dimensions.
    • Generation of detailed construction drawings including foundation plans, structural layouts, and building envelope details.
    • Incorporation of building code and zoning regulations compliance into design documentation.
  • Material Selection and Specification:

    • Research and recommendation of suitable building materials based on performance, aesthetics, and sustainability criteria.
    • Coordination with suppliers and manufacturers to procure samples and obtain material specifications.
    • Integration of material selections into the design drawings and specifications.
  • Construction Documentation:

    • Production of construction documents such as specifications, schedules, and details to guide contractors during construction.
    • Coordination with engineers and consultants to ensure seamless integration of structural, mechanical, and electrical systems.
    • Preparation of permit application packages and coordination with regulatory authorities for approvals.
  • Contractor Coordination and Project Oversight:

    • Facilitation of bidding process to select qualified contractors and subcontractors.
    • Attendance at project meetings to provide design clarification and address construction-related issues.
    • Conducting site visits to monitor construction progress, ensure adherence to design intent, and resolve field conflicts.
  • Quality Assurance and Compliance:

    • Implementation of quality control measures to verify construction workmanship and material installations.
    • Review of contractor submittals and shop drawings to confirm compliance with design specifications.
    • Coordination of third-party inspections and testing to validate building performance and code compliance.
  • Client Communication and Collaboration:

  • Post-Construction Support:

    • Conducting final inspections and walkthroughs to identify any outstanding issues or deficiencies.
    • Coordination of warranty documentation and provision of post-construction support for client inquiries or maintenance needs.
    • Continued availability for design consultations and future project expansions or renovations.

Cost: 200 Per sft or a lum-sum if the project is less than 2000 sft + taxes

 

C: Project Consultation (for Architectural stage only)

  • Re-viewing and Correcting Design: Thoroughly reviewing the design provided by the client and offering expert suggestions for necessary corrections or improvements. This ensures that the final design aligns with the client’s vision, functional requirements, and aesthetic preferences, leading to a successful outcome.
  • Saving from Making Mistakes: Drawing on expertise and experience to anticipate potential pitfalls and prevent costly errors during the design and construction phases. By providing proactive guidance and suggesting appropriate corrections, we help clients avoid common mistakes, ensuring smooth project progression and minimizing unnecessary expenses or delays.
  • Guidance on Important Stages During Construction: Offering insights into critical phases of the construction process that require careful attention and oversight. This includes milestones such as foundation laying, structural framing, MEP (mechanical, electrical, plumbing) installations, and finishing works. By highlighting these pivotal stages, clients can better understand the project timeline and ensure that each step is executed meticulously for optimal results.
  • Suggesting the Right Vendor Out of Experience: Leveraging industry knowledge and experience to recommend trusted vendors and suppliers for materials, equipment, and services. This ensures clients have access to reliable sources that meet quality standards and delivery timelines, contributing to the smooth progress of the project.
  • Suggesting the Right Material: Offering expert guidance on selecting appropriate materials that align with the design vision, budget constraints, and project requirements. This includes considerations such as durability, aesthetics, sustainability, and maintenance needs.
  • Post-Construction Support: Providing ongoing support and assistance even after project completion, including maintenance advice and future expansion considerations.
  • Quality Assurance: Conducting regular site visits and quality checks to maintain high construction standards and ensure client satisfaction.
  • Effective Communication: Facilitating clear communication between clients, contractors, and other stakeholders to streamline the project workflow 

Cost: For an average super built-up area ranging from 2500 to 3500 square feet, our fees is ₹6,00,000. This fee structure is based on the understanding that our commitment will span over a year and half, during which significant costs will be saved for the client. We believe in providing value-driven services that not only meet the client’s budgetary requirements but also deliver exceptional results, ensuring a worthwhile investment in their architectural project.

 

Short term Consultation Services: (Less than 3 days)

D: Hourly basis: in person / Telephone

  • Discuss your vision and objectives.
  • Offer expert design guidance.

Cost: ₹2,500 per hour.

E: Outstation consultation: In Person

  • Discuss your vision and objectives.
  • Offer expert design guidance.

Cost: ₹10,000 per day + To and fro (in a minimum of 3 tier A.C Train)  + Boarding & Lodging + Any out of pocket expenses

Note: It is charged per day and not per Visit.

 

F. Property Assessment: Pre-Purchase Inspection (Detailed):

  • Thoroughly assess potential properties.
  • Identify potential issues or concealed expenses.

Cost: ₹10,000 per property  (varies based on project size and complexity).

Work Process

Architecture and Interior Work Process

Note: This is a general process outline. A customized process will be developed to align with the specific needs of your project.

Phase 1 – Client Discovery & In-Home Consultation

This initial phase serves as the foundation for the entire project. Effective communication and thorough understanding of the client’s vision are paramount. Here’s how it works:

  • Client Questionnaire: Every new client is provided with a questionnaire to gather essential information. This document helps define the project’s goals, style preferences, and functional requirements.
  • In-Home Consultation: Following the completion of the questionnaire, we schedule an in-home consultation. This face-to-face interaction allows for direct dialogue between the client and designer. Its purpose is to clarify and prioritize the client’s needs and desires.
  • Objective Clarification: During this stage, we encourage clients to consider all aspects of their project, including their aspirations, budget constraints, and desired timelines. Our aim is to streamline the design process by providing a clear direction for the project.

Phase 2 – Site Survey & Existing Drawing Production

Precise measurements and detailed site surveys are conducted for the areas designated for design. This step involves:

  • Measurements and Documentation: Accurate measurements of the project space are taken to create floor plans, sections, and elevations. These drawings serve as the basis for creating precise design documents.

Phase 3 – Concept Design

With a solid foundation of information and measurements, the design process commences with the Concept Design stage:

  • Concept Development: All data collected in the previous stages is synthesized into concept design drawings and documents. This phase also includes the exploration of potential finishes such as paint colors, tiling, flooring, etc.
  • Concept Design Review: A follow-up meeting is scheduled to present the initial concept design to the client. This meeting facilitates discussions and decisions on the design’s direction, leading to the next stage.

Phase 4 – Preliminary Design Stage

Building on the concept, this phase adds further detail and prepares for budget development:

  • Design Refinement: The design drawings evolve based on the decisions made in the Concept Design stage. Additional detail, including fixture and finish proposals, is integrated into the design.
  • Preliminary Budget: A preliminary budget estimate is developed, providing the client with a comprehensive view of the design’s intent and associated costs.
  • Preliminary Design Review: Prior to the meeting, email correspondence may occur to ensure alignment with the client’s intentions. The meeting discusses budget considerations and initiates coordination for the design contract. Client approval of the Preliminary Design drawings is sought before proceeding.

Phase 5 – Detail Design Stage

This stage advances the design to a detailed level, facilitating communication with contractors and sub-contractors:

  • Working Drawings: Fully dimensioned and detailed working drawings are developed. These drawings are comprehensive and serve as a guide for on-site construction.
  • Budget Refinement: The project budget is refined during this phase, allowing for informed choices regarding fixtures and finishes.
  • Detail Design Review: A comprehensive review of the project, including budget discussions and contractor selection, is conducted with the client.

Phase 6 – Appointment Of The Contractors

  • Invite, receive and analyse tenders; advise Client on appointment of contractors.

Phase 7 – Contract Administration

The final phase oversees the execution of the project:

  • On-Site Coordination: This includes managing on-site trades and suppliers, ensuring the project’s smooth progression from start to completion. Depending on project scope, it may also involve the procurement of materials, fixtures, and furnishings.

Scope excludes:

  • Coordinating with multiple vendors and delegating work

  • Organizing materials required at site for a proper workflow

  • Day to day site and vendor management

  • Purchase management and coordination

  • Local coordination such as security, insurances, transport, import, customs clearance , building associations, etc.

Site Visits:
  • Weekly once by a team member untill completion of the site.

  • This fees does not include the travelling expenses + accommodation for any purchase done outside city

  • Any tax levied by law, such as Service tax, etc. contingent to professional services rendered by the Designer, shall be payable by the Client, over and above the gross fees charged by the Designer in relation to the services provided

  • Any site visit extra will be charged at Rs 5000 per visit + Govt tax (in case of local) . For outstation Rs 10,000 will be charged per day + Govt tax (in case of local) 

Effecting Payment To The Designer:

  • No deductions shall be made from the fee of the Designer on account of penalty, liquidated damages, part rates or other sums withheld from payment or recovered from contractors/ suppliers.

  • When the work is executed wholly or in part with old materials or labour or carriage is provided by the Client, the percentage fees shall be calculated as if the work had been executed wholly by the contractor supplying all labour and new materials.

Reimbursable Designer:

In addition to the amounts reimbursable against site visits by the Designer/ Consultant, the Client will reimburse the Designer the following expenses incurred by him for discharge of his obligations:

  • Actual cost of travel (to & fro), boarding & lodging and local transport for any visit made by his staff to the site or such other place as may be necessary in connection with the execution of work and in connection with the performance of duties referred to in this agreement.

  • Cost of presentation models, computer simulation, presentation drawings, etc., prepared at the instance of the Client for purposes other than the Design and execution of the project.

Client’s Role & Responsibilities: 

  • The Client shall discharge all his obligations connected with the project and engagement of the Designer as follows:

  • To provide detailed requirements of the project.

  • To pay all the fees, levies, security deposits and expenses in respect of statutory sanction.

  • To give effect to the professional advice of the Designer and cause no changes in the drawings and documents without the consent of the Designer.

  • To honour Designer’s bills within one Week of its submission.

  • To appoint a Construction Manager (Clerk of Works/ Site Supervisor or Construction Management Agency in case of a large and complex project) as per the Designer’s advice.

EXECUTION OF THE ASSIGNMENT :

  • The Designer shall keep the Client informed about the progress of work in his office.

  • The Designer shall appoint specialised consultants in consultation with the Client, if necessary

  • The Designer shall be responsible for the direction and integration of the consultants work. The consultants, however, shall be fully responsible for the calculations, the detailed design and periodic inspection and evaluation of the work entrusted to them. The Designer shall, if requested, make available the design calculations.
  • The Designer shall not make any deviations, alterations or omissions from the approved drawings, involving financial implications without prior consent of the Client.

  • Any professional services to be rendered by the Designer at the instance of the Client after the agreed project completion period shall be compensated for on mutually agreed terms.

  • The Designer shall exercise all reasonable skill, care and diligence in the discharge of his duties and shall exercise such general superintendence and inspection as may be necessary to ensure that works are being executed in accordance with the Conditions of Contract.

  • Any revision in the drawings, tenders and documents, once approved, required to be made by the Client shall be compensated as additional services rendered by the Designer and paid for @ 50% of the fee prescribed for the relevant stage(s).
  • No change shall be made in the approved drawings and specifications at site without the consent of the Designer.

  • Any curtailment of the professional services, beyond Stage 2, shall make it obligatory for the client to pay at least 20% of the fee for the remaining Stage(s) of the curtailed work/ Services. 

Ownership Of Copyright

  • Design is an intellectual property of the Designer. The drawings, specifications, documents and models as instruments of service are the property of the Designer whether the project, for which they are made, is executed or not. The Client shall retain copies of the Designer’s models, drawings, specifications and other documents for his information and use in connection with the project. These shall not be used for any other project by the Client or the Designer or any other person, except for the repetition as stipulated in the Scale of Charges.
  • The Designer shall have the right to use the photos for the ad campaign, product label, share on social networking websites, and client can use them as long as the photos remain unaltered and textual credit is explicitly given to the Designer

Termination of Agreement:

  • Agreement between the Designer and the Client may be terminated by either one giving the other a written notice of not less than 30 (thirty) days, should either fail substantially to perform his part of responsibilities/duties, so long as the failure is not caused by the one initiating the termination.
  • When termination of this Agreement is not related or attributable, directly or indirectly to any act, omission, neglect or default on the part of the Designer, the Designer shall be entitled to professional fees as stipulated
  • In the event of Designer’s firm closing its business or the Client having terminated the agreement, the Client shall have the right to employ another Designer to complete the work, after making payment to the previous Designer’s firm.

If you agree to the above and wish to appoint us as Designer then kindly sign this document and hand it over as the token of conformation along with an advance
